In some cases, a commercial roofing project is similar to a residential roofing project. If a small business is being run out of a building which is not too different from a house. or which was once a house, then its roof will be very much like the roof of a house. However, a specifically commercial building can make use of roofing options that most homeowners would not want.
Two common roofing materials that commercial roofers use for commercial projects are EPDM rubber and TPO. Ethylene propylene diene monomer rubber, or EPDM rubber, is a synthetic rubber which is highly resistant to heat, weather and ozone. It is available in black or white (most often black) and can be installed fully adhered, mechanically attached or sealed onto the roof with adhesives.
The polymer/filler blend thermoplastic olefin, or TPO, is a fairly new roofing material. This means that it is the state of the art, but also that we do not know very much about how it ages over time — it has not been around that long. What we do know is that it should have the same resistance to ultraviolet light as EPDM rubber. It is usually sold in white.
A fluid applied membrane is useful for a building with a flat roof. Flat roofs are particularly vulnerable to leakage, because water does not run off them as it does a sloped roof. Fluid applied roofing can greatly increase the water resistance of the roof.
