If you haven’t examined your roof in a while, you probably should. There might be minor damage that could lead to big expenses down the road. There is no need to climb up in the roof to do any of this. At most, you will need to climb a ladder to the roof.
The first and easiest job is to check the attic. Get a thermometer that goes up to at least 130 degrees and put it in the attic. On a hot day, go up to check the temperature. Ideally, it shouldn’t be more than 110 degrees on a 90-degree day. If it’s over 120 degrees, you have a ventilation problem that could damage your roof in time. You may be able to fix the problem just by installing a fan. If that doesn’t work, you might need to call a residential roofing company and have them install a vent. You should also check for excess moisture on or after rainy days.
Now check the overall shape of the roof. Look at the framing structure on the attic side and check the outside for signs of sagging. While you’re doing this, look at the roof valleys and make sure there isn’t any debris blocking them. Look over the shingles (if your roof is made of shingles) and see if any of them are cracked, warped or losing granules. If anything looks wrong, it probably isn’t something you can fix yourself. You’ll need to call a residential roofing company to fix it.
Check the roof gutters. Make sure they aren’t clogged or leaking. Small leaks in the seams can be fixed with a caulking gun. And, again without climbing onto the roof, look at the metal flashing around the chimneys, skylights, pipes and vents. if it looks damaged or insufficient, again, call a professional.
If you do need a residential roofing company, ask your friends and neighbors about a good company that has does roofing work in your area for a long time. Check the BBB rating of any company you’re considering hiring, and get multiple bids.
