Metal roofing Q&A

Metal roofing in Charlotte, NCQuestions and answers about metal roofing

How popular is metal roofing?

As recently as 2012, metal roofing accounted for nearly 10 percent of residential roofing, which represented a great increase over previous years. Metal roofing works well if the roofline is particularly flat or steep.

Can it still look like a shingle roof?

It can be made of metal shingles, which gives you the usual look of a roof but doesn’t give you the full advantage that metal offers. With the right coating, metal shingles can look like asphalt, wood or slate. Sometimes this even strengthens it — stone-coated metal can stand up to an impact from a 2.5-inch hailstone or 120-mph winds. Only a direct hit from a tornado or a Category 4 or 5 hurricane has stronger winds.

But the most popular form of metal roofing is a standing seam roof. There are not nearly as many seams, and the are above the level of the panels, which reduces leakage.

How much does it cost?

The price depends on the metal and type of roofing. The least expensive metals are steel and aluminum. Galvanized steel metal roofing can withstand wind and hail better, but aluminum is lighter and more rust-resistant. Copper is the most durable, but it’s also (along with zinc) the most expensive. Your roof installer will have a price list.

While metal roofing will always cost more than asphalt shingles, it lasts 40 to 60 years with proper maintenance, compared to 20 years for an asphalt roof. Repair costs will be so low that after a few decades you’ll have recovered the cost of installation just from not having had to repair or replace it. This will also boost your home’s resale value.

Are there any other savings that come from having a metal roof?

Yes. A metal roof doesn’t get as hot in the summer as asphalt does, which will lower your air conditioning bills in summer, especially in Charlotte and Concord, NC in a summer like this. And of course it never catches fire. So in some states, a metal roof can cut homeowners’ insurance premiums by up to 35 percent.

How much does it weigh?

About 50 to 150 pounds per 100 square feet. Note that the lightest asphalt shingles weigh 200 pounds per 100 square feet, and shingles of higher quality weigh as much as 350.

Does it make noise in the rain?

Not if it’s set flush against the deck.
